For Rent
Find and offer property for rent in Guatemala.
A room near the university in Quetzaltenango, an unfurnished apartment in Villa Nueva and an office-warehouse unit on Carretera a El Salvador are all let by the month, and each one is judged on different things. Long lets of houses and apartments, from new builds nobody has lived in to older homes in an established neighbourhood, sit alongside rooms with a private or shared bathroom, offices and street-front shop premises. The listings that let fastest say up front what the rent covers, whether pets are welcome and how long the trip to work really takes, and you write to the owner or agent directly.
Apartments, houses, rooms and office-warehouses to let:
each kind of let raises different questions. An apartment or house on a long let is either furnished, with beds, sofa and kitchenware, or offered with white goods only, which means the fridge and the stove stay and little else does. A brand-new tower flat has never been lived in; an older house in an established neighbourhood gives more room for the money, with the gate and the window bars left for you to judge. Rooms are a market of their own around the universities and the Spanish schools of Quetzaltenango, where a room comes with its own bathroom or a shared one, often with use of the kitchen. On the commercial side, a shop unit faces the street for customers, while an office-warehouse puts a small office over a warehouse with a loading dock, which is why so many line Carretera a El Salvador. Homes and land changing owner belong in property for sale, and the cabin or beach house let by the night or the weekend in short-term and vacation rentals.
The commute from a flat in Villa Nueva or on Carretera a El Salvador:
in the capital, the drive often matters more than the bedrooms. Carretera a El Salvador, the road up from Villa Nueva and the Periférico all jam at rush hour, and a quick run on a Sunday becomes a long crawl on a weekday morning. Before you commit, make the trip at the hour you would really travel. A rental within walking distance of a Transmetro stop, such as those along Calzada Aguilar Batres on the line from Centra Sur, takes the car out of the sum for a lot of people.
Room and apartment rents in Quetzaltenango:
a university city where the gap between the two is easy to see. A room with use of the kitchen goes for about Q900 to Q1,500 a month, and a one-bedroom apartment of your own for roughly Q1,800 to Q3,000. The difference buys a bathroom and a kitchen nobody else uses and, usually, an electricity meter of your own instead of a share of the house bill. Before comparing two places, add up what sits outside the rent: water, the gas cylinder for the stove, internet and any maintenance fee.
A rental’s meter, shower and walls before you sign:
a careful viewing saves months of arguing later. Ask whether the place has its own electricity meter; rooms and divided houses often share one bill, and how it is split belongs in writing. Run the electric shower and look at the wiring above it. Look behind the wardrobe for damp patches and black mould, which older houses show once the rains start. In a furnished let, go through an inventory with the owner, photograph each item and every wall, and send the photos by WhatsApp so you both keep a dated copy. Ask for a written tenancy agreement in the name of whoever takes the money, and mention a dog or a cat early: many owners settle that before anything else.
Writing up a room, a flat or an office-warehouse to let:
open with the type, the city zone or municipality and whether it is furnished, then give the rent and exactly what it includes. Say when it is free, the shortest contract you accept, the deposit, whether pets are allowed and whether there is parking. For a room, say whether the bathroom is private, whether the kitchen can be used and what the house rules are on visitors. For an office-warehouse, separate warehouse from office space, and say whether the power is single-phase or three-phase and whether a truck can back up to the dock. Photograph in daylight, the street outside included, and name the nearest Transmetro stop or main road. A student arriving in Xela for the semester wants to know about the bathroom and the walk to class, a family coming up from Villa Nueva about the morning drive, and when the listing already answers both, the viewing comes down to handing over keys.
