Zona 17
Real Estate in Zona 17, Guatemala.
In Zona 17 people give an address by the kilometre: Portales at Km 4.5, Metronorte at Km 5, the Lares 17 towers at Km 7, all on the Ruta al Atlántico as it leaves Ciudad de Guatemala for the Caribbean coast. The zone sits on the north-eastern edge of the capital of Guatemala, between zona 18 and zona 16, and it puts three things side by side that rarely share a postcode: gated colonias of family houses, two of the city’s big northern shopping centres, and factories and warehouses facing the highway. Most of what changes hands is two-level houses behind a garita, in colonias such as Lomas del Norte and Residenciales del Norte. Apartment towers have now gone up beside Portales and further out at Km 7, so new flats are a real part of the offer. Bodegas and large commercial plots with frontage on the CA-9 make up the rest.

About Zona 17:
Zona 17 runs from the Bulevar Rafael Landívar out to Acatán and touches zonas 5, 16, 18, 24 and 25 of the capital. Two roads hold it together. The CA-9 crosses it from Portales past Km 7, with zona 18 just across the highway for much of the way, while the Calzada La Paz climbs in from the city towards the Brigada Militar Mariscal Zavala at Km 5.5. Line 18 of the Transmetro stops at Portales and links the zone with Las Victorias in zona 6, the centre in zona 1 and the Paraíso and San Rafael stops in zona 18. Drive it at rush hour before you commit, because the Cuatro Caminos interchange and the Lomas del Norte overpass at Km 5.3 decide how long the trip into town takes.
This was cattle country long before it was a city zone. The old aldea Las Vacas stood here, and in the eighteenth century Héctor de Lavarreda grazed herds on pasture that reached Las Tapias, crossed by mule and ox-cart trails from Palencia to El Fiscal. His name survives in Lavarreda, where the SAT was given land in 2007 for the Aduana Central complex. Colonias for middle-class and working families filled in through the 1970s and 1980s, and by the end of the century Las Fuentes I and II, Santa Amelia, San Carlos, Cantabria and Puerta de Hierro had joined them.
Daily life gathers around the two malls. Portales, at Km 4.5, and Metronorte, at Km 5 with its Plaza Nororiente wing, cover the weekly shop, banking and errands, and a Walmart sits close by. Universidad Mariano Gálvez runs its Centro Universitario Portales on 12 calle, teaching engineering, law, business and psychology, and Colegio Montano has its Portal Los Álamos campus beside the mall. Lomas del Norte has an ecological park laid out on land that used to stand empty, and a newer park and municipal well project. Kern’s processes juices and canned food at Km 6.5, and warehouses with container yards line the road around Km 7.
The zone is small next to zona 18, one of the most heavily populated parts of the city, and more of its land goes to commerce, industry and the army base. Residents are mostly families in colonias with a guarded entrance, many of them in houses they own. The new towers are pitched at first-time buyers who pay for a flat in instalments while it is built. Buying dominates here, and what rents is mostly apartments.
Houses in Zona 17:
The standard house is two levels on a narrow lot, something like 12 by 20 metres, inside a colonia with a garita. Lomas del Norte and Residenciales del Norte, which sits inside it, are the best known, with three to five bedrooms, sometimes a service room, and parking for a car, close to Portales, Metronorte and the Transmetro. Many houses have grown upwards over the years, and you will find six-bedroom homes on lots under 200 square metres. Outside the garitas there are big family houses too, some with more than 500 square metres built on a lot of under 180.
Apartments in Zona 17:
Apartments here are recent. Lares 17, a project of CMI’s real estate arm at Km 7, offers two- and three-bedroom units from 47 to 65 square metres with a clubhouse, gym and guarded entrance, and is in its second phase. Parque Portales is a 24-level tower next to the Portales mall with one-, two- and three-bedroom models, five basement levels and more than ten amenities. Smaller condominiums add resale stock, such as three-bedroom flats of around 79 square metres in Casa Florentina.
Rentals in Zona 17:
Rentals are mostly apartments. New three-bedroom units in Lares 17 are let for the first time by owners who bought off-plan, and there are second-floor flats in houses near the Calzada La Paz. Rents sit well below what the same space costs in zona 10 or zona 15. Whole houses inside a garita come up for rent less often than apartments.
Land and Lots in Zona 17:
Free land is scarce and mostly commercial. What comes up sits on the Ruta al Atlántico around Km 7, from single plots to a tract of nearly three manzanas with 138 metres of road frontage. These sites suit warehouses, showrooms or apartment projects, and their value depends on frontage and how trucks get in. Empty residential lots inside the colonias hardly ever come up.
New Developments in Zona 17:
Two projects set the pace. Parque Portales, by Spectrum, is a single tower of 599 apartments with handover scheduled from 2026 and a sales room on level 3 of the Portales mall. Lares 17 at Km 7 sells in phases and suits buyers using bank housing finance for a first home. Parque Portales takes a 10% down payment that can be split into up to 14 instalments.
Warehouses and Commercial Property in Zona 17:
The highway makes Zona 17 one of the city’s logistics addresses. Warehouses of more than 1,300 square metres with eight-metre ceilings, a manoeuvring yard and container access are let at Km 7, and complexes such as Bodegas Atlántico offer smaller units. For importers, the Aduana Central in Lavarreda is a short drive away. Shop units around Portales, Metronorte and Santa Amelia serve the colonias behind them.
FAQ:
-
Is a property on the Bulevar Centro Médico Militar in zona 17 or zona 16?
It depends on the side and the block. Santa Amelia and the Acatán edge sit right on the boundary, and addresses there are given both ways. Check the finca in the property registry and the IUSI record at the Municipalidad de Guatemala, not the sign at the gate.
-
What should I check before buying a house that has been extended?
Many houses in Lomas del Norte and nearby colonias have added levels on small lots. Compare the built area registered on the finca with what stands there, ask for the municipal licence for each extension, and confirm that the property is free of liens. Ask the residents’ association about garita fees and rules too.
-
How do I get from Zona 17 to the city centre without a car?
Line 18 of the Transmetro stops at Portales, Km 4.5, and runs through Las Victorias in zona 6 to the centre in zona 1. From the colonias further out along the highway you will need a bus or a short drive to reach the station.
-
Is it safe to buy an apartment off-plan here?
The two main projects come from established developers, but the checks are the same as anywhere. Ask for the construction licence, the delivery date written into the contract and the bank that will fund your mortgage, and find out what happens to your instalments if the handover slips.
-
What matters when buying land or a warehouse on the Ruta al Atlántico?
The highway is divided, so check which direction you can enter from and how far the nearest U-turn is. Measure the real frontage, confirm that trucks and containers can turn in the yard, and check what the municipal land-use plan allows on the plot before you pay for it.
