Ciudad Vieja

Real Estate in Ciudad Vieja, Guatemala.

Leave Antigua on the RN-14 toward Alotenango and Escuintla and within ten minutes or so you are driving through Ciudad Vieja, with the Volcán de Agua right above you. Nearly everyone in the municipality lives in the town itself, spread across six zones plus the barrio of San Miguel Escobar and the aldea of San Lorenzo El Cubo, in Sacatepéquez, Guatemala. That road shaped the market. Gated condominiums and new developments have gone up along it, from the two-level houses of Condado Ciudad Vieja to the white, Andalusian-style homes of Paseo Andalucía at kilometre 80.6. In town you will find family houses on the street, monthly rentals and small lots in the lotificaciones on the edge, and most people looking at houses for sale in Ciudad Vieja want Antigua close at hand without paying to live inside it.

About Ciudad Vieja:

Ciudad Vieja lies at 1,550 metres in the Valle de Almolonga, at the foot of the Volcán de Agua and just south of Antigua Guatemala. Antigua wraps around it to the north and east, San Antonio Aguas Calientes also meets it to the north, San Miguel Dueñas lies to the west and Alotenango to the south. The RN-14 runs straight through town, carrying traffic from Antigua toward Alotenango and Escuintla, and it is also the way to San Miguel Dueñas. In 2026 the municipality rebuilt the junction at kilometre 79, by the cemetery, as a roundabout with a pedestrian tunnel; while the work went on, trucks were sent round by the Montañez road and cars through Santiago Zamora. Buses run back and forth between the town and Antigua.

The name is meant literally. In 1527 the Spanish settled the capital of the Kingdom of Guatemala, Santiago de los Caballeros, here in Almolonga, and fourteen years later, on 11 September 1541, a torrent of water, mud and boulders came off the volcano and wrecked it. Governor Beatriz de la Cueva died in the disaster, and by 1543 the capital had moved to the Panchoy valley, the Antigua of today. The colonial city is placed between the present town centre and San Miguel Escobar, along the street that still joins them, and the ground beneath it also holds traces of an older Maya settlement. The earthquake of September 1874 damaged the town again.

Coffee is the crop Ciudad Vieja is known for. It comes off the volcano’s lower slopes, much of it from small family plots in San Miguel Escobar, where growers walk visitors through the cafetal, the depulping and the sun-drying and finish by roasting the beans on a clay comal. In 2021 ten second-generation producers from the town launched a coffee of their own under a shared name. Maize, beans, sugar cane and vegetables cover most of the remaining farmland. The town’s other trade is woodwork: carving and, above all, coffins, made in family workshops in San Miguel Escobar.

For all its history, this is a working town rather than a showpiece. Almost the whole population lives in the urban area, Spanish is the language of the street, and every community keeps its own feria: San Lorenzo El Cubo, San Miguel Escobar and the caserío of Bosarreyes each celebrate separately from the town. The big date is 8 December, the feast of the Virgen de Concepción, known here as La Chapetona, when the Legión de los 24 Diablos comes out. Buyers from outside, from the capital and from the foreign community around Antigua, mostly come looking for a house in a gated condominium, while local families buy and build in town and in lotificaciones on its edge such as Villas de Santiago and Vista al Valle.

Houses in Ciudad Vieja:

The houses on offer here split cleanly at the gate, and the gated condominiums in Ciudad Vieja are where much of the newer stock sits. Residencial Las Flores is a small gated community with round-the-clock security, about fifteen minutes by car from Antigua, where houses stand on 10 × 20 metre lots and rise two levels to a roof pergola, some with four bedrooms that each have their own bathroom. Cortijo de las Flores works with larger plots of 15 × 30 metres and houses of around 230 m², and at least one house there sits on a double corner lot. At the top of the range, Hacienda San Jerónimo has five-bedroom houses with more than 500 m² built. Outside the gates, the town has one-storey family houses on long, narrow lots, one of them 8 metres wide by 28 deep, some with a broad terrace under a pergola. Sellers here call these “fuera de garita”, and the phrase matters: it decides your security, whether you pay a maintenance fee and who looks after the street.

Rentals in Ciudad Vieja:

Rentals are mostly whole houses let by the month. In town, small houses of around 100 m² outside any gate rent for modest sums, while three- and four-bedroom houses in the condominiums go to families and to foreign tenants. Apartments are scarce, although the odd one comes up in San Miguel Escobar. Some owners in the gated complexes around San Lorenzo El Cubo let their houses by the night to people visiting Antigua. If that income is part of your plan, get the condominium’s rules on short stays in writing before you make an offer.

Land and Lots in Ciudad Vieja:

Land here comes in small pieces. The lotificaciones on the edge of town, Villas de Santiago and Vista al Valle among them, were laid out for family houses, and inside Residencial Las Flores a 200 m² lot still comes up now and then. Above the town the volcano’s slope is planted in coffee, and a plot offered up there deserves a slow look at how you reach it and where the water runs when it rains. Anyone comparing lots for sale in Ciudad Vieja should remember that a plot inside a gated residential comes with the development’s building rules; read them before you hire an architect.

New Developments in Ciudad Vieja:

New building is concentrated on the RN-14 and the roads south of the town centre. Condado Ciudad Vieja is a development of 200 two-level, three-bedroom houses that pair colonial lines with a modern finish, behind a perimeter wall and a gatehouse, with a clubhouse, gym, barbecue area, playground and its own water cistern. Paseo Andalucía, at kilometre 80.6 of the RN-14, is a complex of 134 homes modelled on the white houses of Andalusia, sold in three models named Sevilla, Cádiz and Málaga and listed for bank mortgage finance. Alameda Don Vicente is a newer project selling houses on the Ciudad Vieja side of Antigua.

FAQ:

  • How long is the drive from Ciudad Vieja to Antigua?

Developers along the RN-14 put it at eight to fifteen minutes, depending on which gate you start from. Buses also run between the two. Heading the other way, the same road takes you on to Alotenango and down to Escuintla.

  • What should I check before buying a lot below the Volcán de Agua?

Begin with the ground. The town was ruined in 1541 by water and rock coming off this volcano, so find out where the lot sits in relation to the nearest barranca and look at INSIVUMEH’s volcanic hazard maps before you sign. A lot in one of the lotificaciones should carry its own registered finca number, properly split from the parent property, and a notary can confirm that, along with any liens, at the property registry. Some developments near the boundary are advertised under Antigua’s name, so ask which municipality the lot actually falls in, because that is the one that will handle your building paperwork and your property tax.

  • What is the Legión de los 24 Diablos?

It is Ciudad Vieja’s own dance-drama, staged on 7 and 8 December for the feast of the Virgen de Concepción, and it plays out the struggle between good and evil, with each devil standing for a different sin. Its roots go back to the sixteenth century, and it was declared part of Guatemala’s intangible cultural heritage in October 2005. If you are house-hunting in early December, expect the centre to be full of visitors.

  • Can I visit the coffee farms in San Miguel Escobar?

Yes. Several families who grow coffee on the slope above San Miguel Escobar open their plots and their kitchens to visitors, from the picking to the roasting, and the trip from Antigua takes a quarter of an hour. It is also a good way to see the barrio’s streets up close before you look at property there.
