Zona 15
Real Estate in Zona 15, Guatemala.
Zona 15 keeps school hours. The Colegio Americano and the Universidad del Valle share Vista Hermosa III, Valle Verde sits on 15 avenida, and the Bulevar Vista Hermosa fills up every time classes start or finish. That closeness is why so many families pick this green, hilly zone on the eastern side of Guatemala’s capital, Ciudad de Guatemala, wedged between zona 10, zona 14, Cayalá and Santa Catarina Pinula. Most of what you will find here is family houses with gardens in colonias such as Vista Hermosa, El Maestro and Tecún Umán, many of them behind a garita. Since the late 1980s apartment towers have risen along the boulevard and through Vista Hermosa II, and today they make up a large share of what is sold and let.

About Zona 15:
Zona 15 runs from colonia Tecún Umán to San Lázaro, and from colonia El Maestro out to the Bulevar Los Próceres, on the eastern rim of the Valle de la Ermita at 1,600 to 1,650 metres. Zona 10 wraps round it to the west and south, zona 14 lies to the south-east, zona 5 to the north-west and Cayalá, in zona 16, to the north. East of it the city ends and Santa Catarina Pinula begins. The Bulevar Vista Hermosa is the spine, running through Vista Hermosa I and II, and from it drivers pick up the Bulevar Los Próceres towards zonas 10 and 14, the Carretera a El Salvador to the south and the Bulevar Rafael Landívar towards zona 16. Nearly everyone here drives, and the peaks follow the school bell, so try the trip from the exact house to your office or school at seven in the morning and again at two in the afternoon.
The zone began in 1954, under Carlos Castillo Armas, with the Colonias del Maestro. Anyone could live there, but they were built for teachers in the public schools and institutes, who got their 152 m² houses as a benefit from the Ministry of Education. El Maestro I was finished in 1955 and El Maestro II in 1966. In the same decade the engineers Robert Marion Stiene and Federico Koose laid out Vista Hermosa I, II and III, large residences built to a shared design that each owner was free to change. Work on the zone’s first shopping centre with an apartment tower began in 1987, in brick to match the Vista Hermosa houses, and almost every flat was sold before it was finished. Vertical building in Zona 15 starts there.
Daily life moves between schools, hospitals and the boulevard. The Universidad del Valle de Guatemala has its campus on 18 avenida in Vista Hermosa III, close to the Colegio Americano on 11 calle, and the Colegio Valle Verde is on 15 avenida. Hospital Multimédica stands on the Bulevar Vista Hermosa, and the Sanatorio Nuestra Señora del Pilar is in Tecún Umán. Office buildings, restaurants, bars and the Centro Comercial Vista Hermosa on 1a calle line the boulevard and Vista Hermosa II, while the revolving restaurant on the 18th floor of the Hotel Vista Quince turns a full circle over the city. Weekends mean the courts of the Federación Nacional de Tenis in colonia Minerva, the Club de Tenis Alemán, the Metrobowl, or Jungla Urbana, a free six-manzana ecological park in the ravine between zona 15 and zona 10 with trails along the río La Campana.
With zonas 10 and 14, Zona 15 is one of the most expensive parts of the capital, and its house prices sit near the top of the city’s range. It is also one of the greenest zones, with mature trees and ravines between the colonias, and many of the ambassadors and senior officials posted in the city live here. Buyers are mostly families who want space, a garden and the school close by. Houses still dominate the older colonias, but almost everything new is an apartment.
Houses in Zona 15:
Houses here are large by city standards. In Vista Hermosa I and II a standard family home has three or four bedrooms, a garden and 400 to 450 m² of construction, often on a single level, and some sit inside a small condominium with its own gate. Tecún Umán has older family residences on generous lots, such as 375 m² built on 450 m² of land, and some are sold to be remodelled or taken down. El Maestro began with 152 m² teachers’ houses, a more modest scale than Vista Hermosa, and La Isla adds condominium houses of more than 300 m². Anyone looking at houses for sale in Zona 15 should budget for new wiring and plumbing in a house of thirty or forty years.
Apartments in Zona 15:
The towers cluster on the Bulevar Vista Hermosa and in Vista Hermosa II. Gaura, on the boulevard in Vista Hermosa I, is two towers of 20 and 19 levels over eight basements, with one- to four-bedroom units and a shopping centre in the same complex. LIV, on 19 avenida, has units of 90 to 210 m² with a clubhouse, gym and pool. Vista Hermosa II holds a run of newer buildings, among them Kiintea, Vhista, Morea, Ginza, Asenia, Faire, Vitae and Alena, from 31 m² studios to family floors of more than 200 m², and La Herradura has penthouses above 400 m². Many prices for apartments in Vista Hermosa are quoted before taxes and closing costs, so ask for the full figure.
Rentals in Zona 15:
Apartments make up most of the rental market, from furnished 40 m² units inside the El Maestro II garita to three-bedroom flats in the new towers, many with maintenance included and some with IVA added on top. Townhouses of 200 to 250 m² come up in Vista Hermosa II and other colonias, and furnished houses with a pool sit at the top of the range. Tenants tend to stay put: families who move for the school and sign for two or three years, university staff, and diplomats.
Land and Lots in Zona 15:
Empty land is rare, and much of what is sold as land is really an older house on a big lot. In Vista Hermosa II, properties with two houses on more than 1,300 m² are offered with a G4 classification under the city’s land-use plan, which allows denser building, and that is where the redevelopment interest comes from. Colonia Trinidad still has lots inside its garita, some backing onto the ravine, and the odd larger parcel reached by a dirt track. Before paying for a lot to build on, find out where the neighbours stand: the Vista Hermosa II residents’ association has said publicly that it wants no more buildings.
New Developments in Zona 15:
Building here now means mid- and high-rise towers, and a new generation of them has arrived since 2019. Gaura has been under construction since 2022, and several Vista Hermosa II projects sell flats off-plan. Smaller formats exist too, such as a La Isla project in Vista Hermosa I of five detached three-level houses, each with its own basement parking. If you buy off-plan, set the payment schedule against the construction schedule and confirm the licence covers the number of levels shown in the brochure.
Offices and Commercial Space in Zona 15:
Zona 15 has a business district of its own. Vista Hermosa II mixes residential streets with corporate buildings, and offices from around 125 m² to more than 360 m² are let or sold there, one even offered with three years of guaranteed rent. Shop units of about 85 m² come up in the same blocks, and houses on the main streets are let for commercial use. Gaura’s second tower splits its floors between apartments and offices.
FAQ:
-
How do Vista Hermosa, El Maestro and Tecún Umán differ?
Vista Hermosa I, II and III hold the largest houses, the new towers and the walk to the UVG and the Colegio Americano. El Maestro started as a teachers’ colony, with smaller houses and sectors inside a garita. Tecún Umán has older family residences on wide lots, a few steps from the Sanatorio El Pilar.
-
Is a house or an apartment the better buy in Zona 15?
A house gives you space, a garden and room to extend, but you pay for your own security and upkeep, and a house of thirty or forty years will need its installations redone. An apartment moves security and maintenance into a monthly fee and tends to resell more easily to younger buyers. Here the choice is still genuinely open, which is unusual in the capital.
-
What should I check on an older house or a lot that backs onto the ravine?
Many lots in Trinidad and Vista Hermosa end at a ravine, and the sloping part may not be usable. At the property registry, compare the registered area of the finca with what you measure on the ground and confirm there are no liens. Ask the Municipalidad de Guatemala for the IUSI status and for the licences behind any extensions, and get a soil study before you design anything near the edge.
-
Can I put an apartment building on a house lot in Vista Hermosa?
It depends on the plot’s classification in the city’s land-use plan: some, such as G4, allow more density and others do not. Check the classification with the Municipalidad de Guatemala before you negotiate, read the garita rules if the street is closed, and expect resistance from neighbours, which in Vista Hermosa II has been made public.
-
Is Zona 15 a good place to rent near a school or university?
The UVG and the Colegio Americano sit side by side in Vista Hermosa III and Valle Verde is on 15 avenida, so there are flats and houses for rent within a few blocks of each. Leases usually run two or three years. Look closely at the access street, because the roads leading to the schools jam at drop-off and pick-up.
