Zona 12
Real Estate in Zona 12, Guatemala.
Until the late 1990s the Calzada Atanasio Tzul was the Avenida del Ferrocarril, a rail line running between the factories of southern Ciudad de Guatemala, and Zona 12 still reads like a map of that railway’s neighbours. Warehouses, ofibodegas and shopping plazas line the calzada. A few blocks away, on Avenida Petapa, sits the Campus Central of the Universidad de San Carlos, and around it are some of the oldest colonias in the capital, Santa Elisa and La Reformita among them. So the stock is mixed: family houses on old lots, rooms and studios let to students, commercial premises on the main roads and, since 2025, new apartment towers. The buyers you meet here are families who already live in the zone and investors looking for a tenant.

About Zona 12:
Zona 12 runs south from the El Trébol interchange to the edge of the municipality, with Zona 11 across the Calzada Raúl Aguilar Batres, Zona 13 beyond the broken ground to the east and Zona 21 carrying the city on to the south. Three long roads do almost all the work: Aguilar Batres, which turns into the highway to the Pacific; Avenida Petapa, the old Calle Real de Petapa; and the Calzada Atanasio Tzul. The land is flat along that north–south line, but ravines on either side mean there are few crossings into zonas 11 and 13. On Aguilar Batres the capital ends at 37 calle and Villa Nueva takes over. Transmetro Line 12 runs down the same calzada, with Mariscal, Reformita, El Carmen, Las Charcas and Javier stations inside or on the edge of the zone, and it reaches Plaza Barrios in Zona 1 from 4:30 in the morning to 9 at night.
The colonias are older than the zone’s number. In 1883 the government of Justo Rufino Barrios bought part of the Hacienda Las Charcas and handed out lots of 20 by 25 varas, on condition that each owner fenced the plot and built a house within a year; that grant became La Reformita. Its streets and pavements only arrived under Reina Barrios, and as late as 1926 the historian J. Antonio Villacorta wrote about its patios full of fruit trees and vegetable beds. Santa Elisa followed in 1937, cut from the Finca San Antonio, with green areas and a market in the original plan that have long since stopped working. Before 1950 fewer than a thousand people lived in the whole area. Miles Rock, El Carmen, Santa Rosa, Villa Sol and Primero de Septiembre filled in the rest.
Three landmarks set the rhythm of the zone. The Universidad de San Carlos runs its main campus here, at Avenida Petapa and 32 calle, and its other site in the capital, the CUM, is just across the line in Zona 11. IRTRA Mundo Petapa has occupied 11.25 hectares at Avenida Petapa and 42 calle since March 1976, built so that private-sector workers could have a park without leaving the city, with the Camposanto La Colina beside it. The Calzada Atanasio Tzul opened in May 1999 on railway land between Zona 4 and Zona 21; the Pamplona bridge extended it to Zona 8 that November, and in 2021 an underpass linked its 42 calle junction to the Vía Alterna del Sur. Pamplona is the old name for much of this ground, from the days when the southern train ran through it.
That mix is what separates Zona 12 from its neighbours. Zona 11 has Hospital Roosevelt, the CUM and the malls of Las Charcas, and Zona 21 is almost entirely state-built housing, while Zona 12 puts a university, an industrial corridor and century-old colonias side by side. Families who have held the same house in Santa Elisa or La Reformita for decades make up much of the owner market. Around the campus the balance tips towards renting, with students taking rooms and small flats within walking distance. The newer buyer is the investor, buying a one- or two-bedroom unit in a tower to let it.
Houses in Zona 12:
Houses in the old colonias come in two shapes. Narrow lots near the Atanasio Tzul, some only 7 by 12 metres, have grown upwards into three-storey homes of around 200 square metres with a roof terrace and a single parking space. In Santa Elisa and along Avenida Petapa you find the opposite: deep lots such as 12 by 40 metres carrying large houses with eight or more rooms, a cistern and two street fronts. Some of these big houses now work as student lodgings, clinics or offices. When you look at houses for sale in Zona 12, ask what the building is used for today and what the municipal plan lets it be used for tomorrow, because both change the price. Gated options are fewer, among them Lomas de Pamplona and the La Colina condominium off Avenida Petapa.
Apartments in Zona 12:
New construction centres on two projects. Andares Doce is the larger: three towers on Avenida Petapa in colonia La Colina, the first handed over in December 2025, with one-, two- and three-bedroom units of roughly 39 to 80 square metres, tandem parking and more than 3,000 square metres of internal green space, plus a pool, gym, co-working room and a ground-floor commercial plaza. Some owners in the first tower are already reselling or letting their units. Armonía, by RV4, stands at the start of the Atanasio Tzul opposite Plaza Madero, with one- to three-bedroom flats aimed squarely at buyers who plan to let them. Smaller furnished studios are also sold and let within two blocks of the USAC campus.
Rentals in Zona 12:
The university drives the rental market. The most common offer is a room in a shared house in Santa Elisa, Villa Sol or El Carmen, with water, electricity, gas and internet included and a shared kitchen and bathroom. Next come small studios of 26 to 40 square metres, furnished and close to the campus, and then two- and three-bedroom flats in the new towers on Avenida Petapa and the Atanasio Tzul. If you are comparing apartments for rent in Zona 12, walk the route to your faculty or your bus stop at the hour you will actually use it.
Warehouses and Ofibodegas in Zona 12:
The Atanasio Tzul is still the zone’s working corridor. Ofibodegas, office-and-warehouse units, are grouped in business parks such as Cortijo 1 at Atanasio Tzul 19-97, logistics firms run warehouses further south on the same calzada, and newer projects sell warehouses from 1,250 square metres with loading docks off plan. Ofibodegas La Colina, at 17 avenida and 44 calle, sits a block from Avenida Petapa. Shopfronts and larger commercial premises are let along Avenida Petapa and Aguilar Batres, where the traffic is constant. Before you sign for a warehouse in Zona 12, check the turning space for trucks and the hours heavy vehicles may use the surrounding streets.
FAQ:
-
Is Zona 12 the same as zona 12 of Villa Nueva?
No, and the two sit right next to each other. Villa Nueva numbers its own zones, and its zona 12, Villa Lobos and El Mezquital among its colonias, begins where the capital ends at 37 calle on the Calzada Aguilar Batres. The Centra Sur bus terminal and the CENMA wholesale market are on that side. Read the address on the property’s registry entry, not just the advert, so you know which municipality you are buying in.
-
Can I buy a house to let rooms to USAC students?
Plenty of owners do, especially in Santa Elisa, Villa Sol and El Carmen, and rooms are usually let with utilities and internet included. Before you divide a house into rooms or turn it into offices, check its classification in the Municipalidad de Guatemala’s Plan de Ordenamiento Territorial; some lots on the main roads carry a G5 classification that allows clinics, offices and services, but not every street does. Budget for separate meters and extra bathrooms if the house was built for one family.
-
What should I check on an old house in La Reformita or Santa Elisa?
Lots granted in 1883 and houses extended floor by floor over decades often have a registered area that no longer matches what stands on the ground. Ask for a certification of the finca from the property registry to confirm the owner, the measurements and any liens; some houses here are offered with an existing mortgage that has to be cancelled at signing. Then ask whether the upper floors were built with a municipal licence, and have an engineer look at how they sit on the original structure.
-
How do I get to the centre without a car?
Transmetro Line 12 runs along Aguilar Batres from Centra Sur to Plaza Barrios in Zona 1, every 8 to 12 minutes between 4:30 a.m. and 9 p.m., with faster express services at peak hours. The stations at Mariscal, Reformita, El Carmen and Las Charcas serve most of the zone. If your home is near the Atanasio Tzul rather than Aguilar Batres, time the walk to the nearest station before you commit.
-
Does the university affect traffic on Avenida Petapa?
Yes, on certain days. Student protests and large campus events have closed Avenida Petapa at 32 calle and the entrances to the campus, and when the internal car parks fill up the municipal traffic police send drivers round by Aguilar Batres and the Periférico. If you will drive to work every day, visit the street on a weekday morning during term.
