Huehuetenango
Real Estate in Huehuetenango, Guatemala.
Ask where a house is in Huehuetenango and the answer starts with a number. The city that serves as capital of the department of Huehuetenango, Guatemala, is laid out in eleven official zonas, Chimusinique is zona 12 to everyone who lives there even though the municipality has never made it official, and Chilojá is next in line to become zona 13. The numbers mean something. Zona 11, around Cambote and the Calzada Kaibil Balam, is where the new residenciales and the shopping centre went up; zona 5 has the bus terminal and the student rooms; zona 8 holds two university campuses. Here you will find houses for sale in Huehuetenango, lots inside gated residenciales, apartments and rooms to rent, and land in the aldeas around the city, much of it bought with money earned in the United States.

About Huehuetenango:
The municipality fills the south of the department, a valley at the foot of the Sierra de los Cuchumatanes, 1,900 metres up. Chiantla and Aguacatán lie to the north, Aguacatán also to the east, Santa Bárbara and San Sebastián Huehuetenango to the west, and to the south Malacatancito, Santa Lucía La Reforma in Totonicapán and San Pedro Jocopilas in Quiché. By road the city is 261 kilometres from Guatemala City; you leave the Inter-American Highway at kilometre 259 and come in along the Calzada Kaibil Balam, through zona 11. The airport in zona 10 has an 836-metre runway, small enough to limit it to light aircraft, and ARM Aviación flies from it to La Aurora every day; 31,025 passengers used it in 2025. Out in the countryside, aldea Chinacá is 15 kilometres away on asphalt, which takes 25 to 40 minutes depending on how bad the city traffic is.
Huehuetenango is where the whole department comes for a hospital, a degree or a bank. The Hospital Regional Dr. Jorge Vides Molina stands in Las Lagunas, zona 10, and the public health centres are in El Calvario, zona 3, and in zona 5. Universidad Rafael Landívar built its Campus San Roque González in Corral Chiquito, zona 8, in 2008, Universidad Mariano Gálvez has its campus in the same zone, and USAC runs the Centro Universitario de Nor Occidente. The Pradera shopping centre sits at kilometre 259 in Cambote. The municipality has the lowest poverty rate in the department, and it takes in a fifth of all the remittances that reach the fourteen municipalities of the south-western mancomunidad, more than any of them. People keep arriving from the aldeas and from other municipalities, which is why the urban area keeps spreading, and why the central zones are jammed with traffic, short of parking and crowded with street trade.
The city has a much older neighbour. On its western edge stand the ruins of Zaculeu, capital of the Mam kingdom, which Gonzalo de Alvarado besieged in 1525 for months until its last ruler, Kayb’il B’alam, surrendered to hunger; the main avenue into town now carries his name. The United Fruit Company restored the site in the 1940s. Close by, at the end of 4a calle in Zaculeu Central, zona 9, the Laguna de Zaculeu rents boats and fishing rods and has grills for family outings, and El Tanque in El Terrero, zona 4, looks out over the whole valley. The city’s own fiesta is on 16 July, for the Virgen del Carmen.
In 2018 the urban area counted 77 colonias, 27 sectores and two cantones spread across its zones, with zona 3 the most populous, followed by zona 8 and zona 1. Beyond them come 21 aldeas, and the largest, Chinacá, has more people than several of the city’s zones; Las Lagunas, San Lorenzo, El Terrero, Ocubilá, Canabaj and Llano Grande are among the others. Water reaches the city through five municipal pipelines fed by twelve springs, some of them across the boundary in Chiantla, while neighbourhoods such as Zaculeu Central and Chimusinique run their own water committees. Buyers are mostly families from across the department moving in for services and schools, and migrants or returnees putting their earnings into a house or a lot.
Houses in Huehuetenango:
Most houses here are block homes put up by the families who live in them, on narrow city lots. A new house in Colonia Reformita, zona 12, sits on a lot 9 metres wide by 17 deep and fits eight rooms; behind the hospital in zona 10 you find three-bedroom family houses with a patio and parking; zona 8 has larger four-bedroom homes. At the top of the range, in Cambote, zona 11, houses of 300 square metres stand on lots of 570. When you compare homes for sale in Huehuetenango, ask who supplies the water, the municipality, a community committee or a private company, because it varies from street to street.
Rentals in Huehuetenango:
Rentals follow the city’s institutions. Rooms with private bathrooms, water and power included, are let to students around the bus terminal in zona 5, and the same zone has two-bedroom apartments with parking. Small apartments come up in El Calvario, zona 3. Furnished apartments for short stays cluster in zona 8, near the shops, and in zona 11 at the city’s main entrance. If you are after apartments for rent in Huehuetenango for a semester or a hospital posting, zona 5, zona 8 and zona 10 put you closest to the terminal, the campuses and the hospital.
Land and Lots in Huehuetenango:
Lots are where the money from abroad goes first. In Residencial Ciudad Victoria, Cambote, zona 11, flat, fully urbanised lots of 8 by 16 metres are sold with a deed, alongside bigger plots of 20 by 18 and corner lots. There is building land in Las Lagunas, zona 10, near the hospital and the airport. On the edges, farmland is being turned into lots, and that is where you should slow down. A lot for sale in Huehuetenango outside a finished residencial may not have a sewer connection, since drainage reaches only the urban area and the aldeas of Ojechejel and Tojocaz.
New Developments in Huehuetenango:
Gated residenciales are the newest stock in the city. Residencial Ciudad Victoria in zona 11 sells serviced lots, and Residencial Bella Fe in zona 6 sells finished houses with financing. Remittance money has also started to push the city upward, with the first apartment buildings rising among streets of family houses. Before you reserve, find out which water system will serve the project and whether its waste water goes into a treatment plant or straight to a stream, because the municipality aims to have 80 per cent of homes on the sewer network and twelve treatment plants working by 2032, and it is not there yet.
FAQ:
-
Which zone of Huehuetenango should I look in?
It depends on what you need nearby. Zona 1 is the busy old centre, zona 3 has the most residents, zona 5 has the bus terminal, zona 8 has the Landívar and Mariano Gálvez campuses, zona 10 has the regional hospital and the airport, and zona 11 has Cambote, the Pradera shopping centre and the newer residenciales along the Calzada Kaibil Balam. Chimusinique, the unofficial zona 12, and the aldeas cost you more time on the road.
-
How do I get to Huehuetenango from Guatemala City?
By road it is 261 kilometres on the Inter-American Highway, turning in at kilometre 259 onto the Calzada Kaibil Balam. ARM Aviación also runs daily flights from La Aurora, sometimes twice a day, in light aircraft suited to the short runway in zona 10.
-
What should I check before buying a lot on the edge of the city?
Check what the land is allowed to become. Huehuetenango’s territorial plan sorts ground into permitted, conditioned and prohibited uses, and much of what is sold on the edges was farmland until recently, so ask the municipal planning office how your parcel is classified and whether the lotificación was authorised. Addresses shift too: Chimusinique is called zona 12 without being official, and Chilojá, now a caserío of zona 11, is meant to become zona 13, so the deed may describe the place differently from the seller. Confirm at the property registry that the registered finca matches the plot you walked, and get the water connection in writing.
-
Is water and drainage a problem in Huehuetenango?
In parts, yes. The city’s supply comes from twelve springs, some of them in Chiantla, and several neighbourhoods depend on community committees rather than the municipality. Sewers serve the urban area and two aldeas, and the waste water flows untreated into streams that feed the Selegua. Ask how many hours a day the tap runs before you agree a price.
-
How close are the Zaculeu ruins to the city?
They sit on the city’s western edge, 3.7 kilometres out, with the Laguna de Zaculeu nearby in zona 9. The Mam capital, its pyramids restored in the 1940s, is the main visitor attraction in the Huehuetenango area and an easy outing from any zone.
