Zona 3

Real Estate in Zona 3, Guatemala.

Ask why the oldest barrio in Zona 3 is called El Gallito and someone will tell you about the brass rooster that stood at the gate of the country’s first brick works, on the land the government bought in 1927 to give lots to working families. The first 50 of those lots were drawn by lottery, and the last were handed out free in 1959. That origin still shapes what you buy here: houses of two or three floors raised by the same families over decades, on streets running between Avenida Elena, Avenida Bolívar and the barrancos on the west side of Ciudad de Guatemala, the capital of Guatemala. Colonia Bran, at the northern end by the Periférico, adds larger houses behind a garita, some on slopes that look out over the city. The newest stock is small apartments in towers such as Altura 3 and Próspera, sold on monthly instalments and let to people who want to live a short trip from Zona 1.

About Zona 3:

Zona 3 covers 4.2 km² on the western side of the city, from Colonia Bran in the north to El Trébol in the south. Avenida Elena, which everyone also calls Avenida Cero, separates it from Zona 1, and Avenida Bolívar separates it from Zona 8; to the west the ground falls into barrancos, the municipal dump and, beyond them, the colonias of Zona 7 such as La Verbena and Bethania. At the top of Avenida Elena a roundabout feeds the Puente Adolfo Mijangos, the Colonia Bran bridge on the Bran–Martí stretch of the Anillo Periférico, which carries around 65,000 vehicles a day; it was rebuilt with three lanes and reopened in January 2025 after a trailer wrecked the 1971 structure. Transmetro Line 12 runs down Avenida Bolívar on the eastern edge, Line 7 uses the Periférico past the Puente El Incienso, and at the southern end, by El Trébol and the Plaza de los Mariachis, the extra-urban buses leave for the west of the country.

The zone took shape around the dead. Justo Rufino Barrios set aside the Potrero de García for a new Cementerio General in 1878, moving burials out of the site the Mercado Central now occupies, and the first official burial came in 1881. Presidents Barrios, Jacobo Árbenz and Jorge Ubico lie there, along with the writer José Milla, among mausoleums and marble that make the cemetery a place people visit. In April 2025 it stopped taking new burials because it was full, and these now go to La Verbena in Zona 7. Avenida Elena was laid out from 1882 on land behind the Hospital San Juan de Dios and is thought to be named after Barrios’s eldest daughter. El Gallito followed in 1927, and its parish, the Santísima Trinidad, was founded in 1935 on land donated by Ubico.

Daily life runs through the markets. The Mercado Cervantes on Avenida Elena opened on 24 October 1945 as the first of the city’s neighbourhood markets, an Art Deco building that is listed in the top category of the Centro Histórico’s heritage catalogue. The Mercado de Flores opened in October 1972 on a former parking lot called La Cochera, so that the florists who used to sell in the streets around the cemetery had a roof; it is busiest in the days before 1 November. El Gallito has its own market, the Colegio Juana de Arco and the pharmacy where Guillermo Méndez Santizo created GMS ointment, and since 2006 the mariachis have had a formal plaza to wait for work by El Trébol. On the western edge the dump has run for more than 70 years and takes waste from the capital and fourteen other municipalities, and many families in the barrancos around it earn their living sorting and recycling.

About 41,000 people lived in Zona 3 at the 2018 census, against some 25,500 in 2002. The stock follows the zone’s history: older barrios of narrow two- and three-storey houses in El Gallito, Colonia Trinidad, Santa Isabel and Buena Vista; Colonia Bran, with gated streets and roomier houses, some built down the slope in four levels; settlements on the edges of the barrancos; and, in recent years, apartment towers. Compared with Zona 1 across Avenida Elena, the historic centre and seat of government, Zona 3 is mostly homes and markets, and compared with the larger colonias of Zona 7 it sits right against the centre. Many houses are still owned by the families that built them, while the towers draw first-time buyers and renters who work in the centre.

Houses in Zona 3:

Lots in El Gallito are small and houses have grown upwards. A typical example is a three-level house of around 120 m² with four bedrooms, two bathrooms, a roof terrace, granite floors, iron windows and parking for one car; larger family houses in the barrio come with a garage for two. Colonia Bran is a different market: houses of around 270 m² inside a garita, with three bedrooms, parking for three cars and a separate one-bedroom apartment, and hillside houses of four levels and nearly 400 m² that look across the city. If you are comparing houses for sale in Zona 3, ask what was added after the original build and whether it appears on the registry entry, because few houses here are the size they were when the lot was handed out.

Apartments in Zona 3:

Vertical housing is new in the zone and aimed at first-time owners. Altura 3, at 4a avenida 26-14, is a 13-storey building of 64 two- and three-bedroom flats of 44 to 46 m², each with a balcony, with a lobby, a green roof terrace, a shared laundry, two lifts, three shop units on the ground floor and a bus stop at the door; it won the 2021 national accessible housing award from the Central American housing association ACENVI. Próspera, on the Anillo Periférico some 150 metres from the Puente El Incienso, groups 499 two-bedroom flats in three towers, with motorbike rather than car parking, two sports courts, a play area and a hall for family events. Próspera sells its apartments in Zona 3 on monthly instalments; with either building, ask what the payment covers and how long it runs.

Rentals in Zona 3:

The towers supply most of the small units, such as two-bedroom flats of around 42 m² in Próspera, some let furnished, and two-bedroom, one-bathroom flats on the upper floors of Altura 3. In Colonia Bran the offer is larger: independent second-floor units with three bedrooms and two parking spaces inside a garita, two-bedroom flats with a patio and quick access to the Periférico and Zona 1, and single-storey houses of around 200 m² that can be let as a home or as offices, sometimes with a separate storage unit rented apart. Before you sign for one of the rentals in Zona 3, check whether the parking is for a car or only a motorbike, and whether residents pay towards the garita.

FAQ:

  • Is Colonia Bran the same place as Lo de Bran?

No. Lo de Bran is in zona 6 of Mixco, a separate municipality with its own zone numbers and its own city hall. Colonia Bran is the capital’s, at the northern end of Avenida Elena beside the Periférico and the Puente Adolfo Mijangos. Adverts mix the two names, so read the municipality on the property’s registry entry before you book a visit.

  • What should I check before buying a house in El Gallito?

The barrio’s lots were allocated by government agreements between 1927 and 1959, many were later inherited, and most houses have since gained a floor or two. Get a certification of the finca from the property registry to confirm that the current seller is the registered owner, that any inheritance has been formally settled and what area is recorded. Then compare that with what is built and ask whether the upper floors have a municipal licence. If the back of the lot drops towards a barranco, have an engineer look at the ground.

  • How close is the city dump, and what is planned for it?

The dump sits on the western side of the zone, and the Cementerio General borders it at the end of 20 calle. The environment ministry asked for its technical closure in 2016; parts have since been closed and reforested, and it operates under an environmental licence that runs to May 2027. The municipality has also proposed an extension that, if the ministry approves it, would run alongside the Cementerio General and La Verbena. If you are looking at a property on the west side, check the latest status and walk the street at different times of day.

  • Is Avenida Elena inside the Centro Histórico?

Parts of it fall under the Centro Histórico rules. The Mercado Cervantes, on Avenida Elena, is a category A building in the catalogue created by Acuerdo Ministerial 328-98, and category A buildings must be conserved without changes to their original architecture. If you are buying an older building on or near the avenue, ask the municipality’s Dirección del Centro Histórico whether it is catalogued before you plan any demolition or remodelling.

  • How do I get around from Zona 3 without a car?

Transmetro Line 12 runs along Avenida Bolívar on the eastern edge, towards the Centro Cívico in one direction and El Trébol and the Calzada Aguilar Batres in the other. Line 7 runs on the Periférico, with stations by the Puente El Incienso, and links the north of the zone with Zona 7, Zona 11 and the Universidad de San Carlos. By car, the rebuilt Colonia Bran bridge and the Calzada Roosevelt underpass that opened in August 2026 have eased the trip towards Zonas 7 and 11.
