San Antonio Suchitepéquez

Real Estate in San Antonio Suchitepéquez, Guatemala.

On paper San Antonio Suchitepéquez has been a city since 1996, yet people here still call it la villa. The town lies 11 km east of Mazatenango, the capital of Suchitepéquez, Guatemala, and the CA-2 Pacific highway swings around it on a bypass instead of cutting through the centre. Around the villa spreads one of the most densely settled municipalities in the department: 59,000 people at the last census, shared between the town and a dozen aldeas. Sugar cane, rubber and coffee cover most of the land, and the Palo Gordo sugar mill stands on the highway south of town. Expect family houses for sale in San Antonio Suchitepéquez in and around the villa, financed lots in lotificaciones off the CA-2, and larger parcels out in the aldeas.

About San Antonio Suchitepéquez:

San Antonio Suchitepéquez sits in the middle of the department, 11 km east of Mazatenango. San Pablo Jocopilas and Chicacao border it to the north, San Miguel Panán to the east, Chicacao and San José El Ídolo to the south, and Santo Domingo Suchitepéquez and San Bernardino to the west. The CA-2 does not run through the town centre. It loops around it on the circunvalación, the stretch near kilometre 148 that every traffic report names after San Antonio. Further south, at kilometre 142.5 beside the Palo Gordo mill, the CA-2 meets the start of Xochi, a private four-lane toll road that opened in June 2026 and runs 31 km to San Andrés Villa Seca in Retalhuleu, clear of the traffic through Mazatenango and Cuyotenango.

Four things have shaped this municipality: the highway, the town, the Palo Gordo mill and the wide fields of cane, rubber and coffee around them. The mill grinds cane through the zafra and burns the bagasse in its own cogeneration plant, so it sells electricity as well as sugar. Smaller farms grow cacao, maize, beans and banana, and rubber is tapped and processed locally. In town there are bank agencies, a petrol station, the volunteer fire brigade, a health centre, private clinics and an IGSS unit. For specialist care and bigger shopping, people make the 11 km trip to Mazatenango.

Most of the land lies between 300 and 500 metres, and it is hot all year. Afternoons reach 31 to 34 °C in every month, and nights seldom drop below 20 °C. Around 3,000 mm of rain falls in a year, with September and October each bringing more than 500 mm, while December to March is close to dry. Seven rivers cross the municipality, among them the Nahualate, the Ixtacapa, the Chichoy, the Panán and the Chegüez. The Nahualate is the one to watch: in September 2026 it burst its banks and flooded the CA-2 at San Miguel Panán and San Antonio.

The 2018 census counted 59,184 people in the municipality, 13,666 of them in the town itself. Spanish is the language of the town, while K’iche’ still dominates in much of the countryside, spread across a dozen aldeas such as Nahualate I and II, Tonquín, Barrios I and II, Margaritas del Rosario, Chegüez and El Triunfo. The fair for Saint Anthony of Padua peaks on 13 June, opening with a dawn alborada and filling the streets with the costumed convite. For ceremonies, women still wear a black corte, a white blouse and a bright perraje. Out in Palo Gordo stands the Piedra Santa, a granite carving of a crouching figure uncovered around 1926 and kept as a Maya sacred site.

Houses in San Antonio Suchitepéquez:

Most homes are single-family houses on urban lots, in the villa and in the neighbourhoods around it such as Santa Fe, Villa Edna and Bella Vista. They run from a two-bedroom casita in the centre, with sala, comedor, one bathroom and a patio with its own well, to four-bedroom houses of 190 m² with a bathroom for each bedroom. A few newer homes sit in small gated privadas, some with a shared pool. When you compare homes for sale in San Antonio Suchitepéquez, ask whether the street is on the municipal sewer, because several aldeas only got sewer lines in the last few years. With afternoons over 30 °C, shade and cross-ventilation are worth more here than new tiles.

Land and Lots in San Antonio Suchitepéquez:

Lotificaciones supply most of the new building land, and they cluster close to the highway. Condado Las Flores, on the roadside in San Antonio and 20 minutes from Plaza Américas in Mazatenango, sells 8 by 16 m lots with a one-year interest-free plan or terms of two to eight years, and the same group has opened Lotificación La Ceiba. Other sellers offer flat 8 by 16 and 8 by 18 m lots with in-house financing and a small down payment, and in aldea El Triunfo the Pro Tierras El Triunfo project sells plots outside town. Larger tracts, measured in cuerdas, come up along the CA-2 circunvalación, where buyers are after road frontage for business. Before you sign for any land for sale in San Antonio Suchitepéquez, insist on an individual deed registered at the property registry, make sure the deed names San Antonio and not Santo Domingo or San Bernardino, and drive the access road yourself: many rural roads in the aldeas have only been rebuilt in recent years.

FAQ:

  • How far is San Antonio Suchitepéquez from Mazatenango?

11 km along the CA-2. Mazatenango has the departmental hospitals, the Plaza Américas mall and most government offices.

  • What is the Xochi highway and where does it start?

Xochi is a private four-lane toll road that opened in June 2026. It leaves the CA-2 at kilometre 142.5, beside the Palo Gordo mill in San Antonio, and ends at kilometre 173 in San Andrés Villa Seca, with exits for Mazatenango and Santo Domingo at kilometre 152 and for Cuyotenango at kilometre 162. Ciudad Xochi, the planned town linked to the road, is at kilometre 147 in Santo Domingo Suchitepéquez, not in San Antonio.

  • Does San Antonio Suchitepéquez flood?

The risk comes with the heaviest rain, in September and October. The Nahualate overflowed in September 2026 and covered the CA-2 at San Miguel Panán and San Antonio. Ask neighbours how high the water came and keep away from riverbanks and low ground.

  • What kind of property can I find here?

Family houses in the villa and its neighbourhoods, lots of 8 by 16 or 8 by 18 m in lotificaciones with payment plans, plots in aldeas such as El Triunfo, and larger tracts sold by the cuerda along the CA-2.

  • When is the San Antonio Suchitepéquez fair?

The main day is 13 June, the feast of Saint Anthony of Padua. It starts with the dawn alborada, and the costumed convite parades through town during the fair.
