San Pedro Sacatepéquez
Real Estate in San Pedro Sacatepéquez, Guatemala.
Part of the water that reaches Guatemala City rises in the springs around Buena Vista, on the slopes of the Cordillera Alux just above San Pedro Sacatepéquez. Both that aldea and the town centre lie inside the Alux spring-protection reserve, and the reserve shapes where and how much can be built. San Pedro is a Kaqchikel municipality in the northwest of the department of Guatemala, 25 kilometres from the capital by the RN-5 through Mixco. The newer housing is concentrated in aldea Vista Hermosa, around kilometre 20, where families who work in Mixco and the city have filled colonias such as Bosques de Vista Hermosa. Look here for family houses, small residential lots and farm plots, a new apartment complex on the Sajcavillá road, and roadside premises on the furniture strip toward San Juan Sacatepéquez.

About San Pedro Sacatepéquez:
San Pedro Sacatepéquez covers 48 square kilometres in the northwest corner of Guatemala department. San Juan Sacatepéquez lies to the north, San Raymundo to the northeast, Chinautla to the east and Mixco to the south, and the western edge runs against Santiago Sacatepéquez, already in the department of Sacatepéquez. The paved RN-5 leaves the Calzada San Juan in the capital, climbs through Mixco, reaches aldea Vista Hermosa at kilometre 20 and the town centre at kilometre 25; San Juan Sacatepéquez is five kilometres further north. A second road runs from Vista Hermosa to San Juan via Sajcavillá, passing the caseríos of El Aguacate and Cruz de Piedra. When the Interamericana is closed near kilometre 24.5, the standard detour west goes up the Calzada San Juan, through San Pedro and down via Santiago Sacatepéquez, which is one reason the city-bound mornings on the RN-5 are slow.
Two trades keep the local economy going: farming and selling furniture. Furniture showrooms line the road toward San Juan around kilometre 26, the town holds its own feria del mueble, and plots are often rented out to furniture sellers or to farmers rather than used by their owners. The fields grow vegetables, maize and black beans. For jobs, specialist health care and university, most people travel to Mixco and the capital. The ceremonial huipil of San Pedro, woven on a backstrap loom, carries the tree of life, kotz’i’jan in Kaqchikel, and the patronal fair for Saint Peter and Saint Paul fills 28 to 30 June.
Decree 41-97 declared the Cordillera Alux a spring-protection forest reserve covering 53.72 square kilometres of Guatemala and Sacatepéquez. Its highest ground, above 2,200 metres on peaks such as Alux, Miramundo and Chilayón, is kept for protecting water sources, while the town and Buena Vista are among the nine pockets the decree set aside for urban growth. The same slopes that open the views carry the risk. Dos Ríos, Bosques de Vista Hermosa I and II, Cruz de Piedra and sector III of Chillaní are the points most exposed to landslides, and Chillaní and Buena Vista take the strongest winds, which matters for roofs. At the free Mirador Vista Hermosa, families fly kites in the windy season and look straight out over the capital.
The 2018 census counted 51,292 people in the municipality. The town is divided into five zones that were once separate caseríos: zona 1 Morazán, zona 2 San José, zona 3 Ermita, zona 4 Barrios and zona 5 Laguna Seca. Around it lie the aldeas of Buena Vista, Chillaní and Vista Hermosa and caseríos such as Xenacoch, Lo de Boc, Los López, Las Minas and La Presa. Vista Hermosa has grown fastest, and many of the people in its colonias came from other municipalities and departments to be near Mixco and the city. Chillaní, far from the town centre, does its shopping and banking in Ciudad Quetzal, in San Juan Sacatepéquez, and its road to San Juan was rebuilt in hydraulic concrete in 2021.
Houses in San Pedro Sacatepéquez:
The housing stock falls into three groups. There are the older family homes of the five town zones, the colonias of Vista Hermosa, led by Bosques de Vista Hermosa I and II, and the houses along the RN-5 that come with one or two shopfronts on the ground floor. Buyers in the colonias are mostly families moving out from Mixco and the capital. If you are comparing houses for sale in San Pedro Sacatepéquez, check whether the street sits in one of the landslide-prone sectors before you look at the finishes.
Apartments in San Pedro Sacatepéquez:
Apartment living arrived with Torres de Altavista, at kilometre 23.2 of the RN-5, in caserío El Aguacate on the road to Sajcavillá. The complex is going up in phases, among them Acacia and Bugambilias de Altavista, with three-bedroom, two-bathroom units of 83.5 square metres, barbecue areas and a sports court. It is sold on monthly instalments to people buying their first home within reach of Mixco.
Rentals in San Pedro Sacatepéquez:
Houses come up for rent in Vista Hermosa, from ordinary family homes to large properties with a pool and parking for well over a dozen cars. Apartments and single rooms are let in the municipality as well. Anyone commuting to Mixco or the capital will want to stay close to the RN-5. Before you sign for houses for rent in San Pedro Sacatepéquez, ask how many days a week the water actually runs.
Land and Lots in San Pedro Sacatepéquez:
In Vista Hermosa, Lotificación La Colonia 1, at kilometre 21.5, sells parcels such as 10 by 28 metres, and lots of about 8 by 16 metres turn up on paved streets with services at the kerb. In Chillaní, Lotificación Ciudad Jardín is selling a new sector, while some roadside plots of 6 by 15 metres are offered as possession rights only. Buena Vista and Chillaní also have granjas and fincas measured in manzanas, often on sloping ground with long views. Because the town and Buena Vista sit inside the Cordillera Alux reserve, the reserve zone a parcel falls in counts as much as its size when you weigh land for sale in San Pedro Sacatepéquez.
Furniture Showrooms and Commercial Premises in San Pedro Sacatepéquez:
Furniture showrooms cluster on the road to San Juan Sacatepéquez around kilometre 26.4, and the land under them is as often rented as owned. In Vista Hermosa, formal shops and informal stalls line the RN-5, and houses with built-in commercial units come up for sale. For commercial premises in San Pedro Sacatepéquez, compare the passing trade on the RN-5 with the San Juan road before you choose.
FAQ:
-
Is this the same San Pedro Sacatepéquez as the one in San Marcos?
No. Two municipalities share the name. This one is in Guatemala department, 25 kilometres from the capital by the RN-5; the other is in the western highlands, right beside the city of San Marcos. Check the department on any listing or deed before you compare prices.
-
Can I build on a lot inside the Cordillera Alux reserve?
That depends on the reserve zone the lot falls in. Ground above 2,200 metres is kept for protecting the springs, while the town and Buena Vista sit in areas set aside for urban growth, where a change of land use still needs a favourable opinion from CONAP. Ask the municipality and CONAP about the specific parcel before you pay a deposit, not after.
-
Some lots are sold as “derechos”. What does that mean for me?
It means the seller holds possession rights, not a registered finca. Rights cannot be checked or defended at the property registry, and a bank mortgage needs a registered property. Ask for the finca, folio and book numbers and look them up at the Registro; if there are none, budget for the cost and time of titling. On a slope in Dos Ríos, Cruz de Piedra, Chillaní or the Bosques de Vista Hermosa colonias, have the drainage and retaining walls looked at too.
-
How reliable is the water supply?
It varies a lot by sector. At the 2018 census, 67.4 per cent of homes in the municipality had piped water inside the house, and in Chillaní supply has come only on set days and mostly at night. Ask the neighbours how often the water runs, and whether the house has a cistern or tank of its own.
-
Which roads link San Pedro with the capital and Antigua?
The RN-5 runs from the Calzada San Juan through Mixco to Vista Hermosa and the town, and it is slow in the city-bound direction in the morning. For Antigua and the western highlands, the road down through Santiago Sacatepéquez meets the Interamericana near San Lucas. For San Juan Sacatepéquez, carry on north from the town or take the Sajcavillá road from Vista Hermosa.
